This project was completed last May at a residential property in Doddinghurst and involved a replacement flat roof to the garage alongside full roofline work to three sides of the house. The job also included new cladding to the upper elevations on both the front and rear.
The existing materials were showing their age and were no longer doing their job properly. The aim was to strip everything back where needed and replace it with modern, long-lasting systems that would protect the property and give it a tidy, consistent finish.

Garage Flat Roof Replacement
The existing flat roof membrane was fully removed and disposed of. Once exposed, the ply boards underneath were checked carefully. Any boards that were found to be damaged were replaced to create a solid base for the new roof covering.

The replacement roof was finished using EPDM rubber membrane. This is a non-heat applied system that covers the roof in one piece, with no joints or seals across the surface. All edges were finished with black uPVC trims, and all abutments were completed using black aluminium trim to give a clean and weather-tight detail.

All EPDM rubber roofs installed by SM Roofline come with a 20-year guarantee, with a life expectancy in excess of 50 years.
Roofline Replacement to Three Sides
All existing fascia, soffit and guttering were removed, including the necessary downpipes. This allowed the rafter feet to be fully exposed and checked. Where any timber showed signs of rot, repairs were carried out to provide a sound fixing before new materials were installed.
The roofline was then replaced with 18mm white uPVC fascia boards and 10mm white uPVC soffits. Ventilation was fitted at the eaves, with drip trays and bird combs installed where required.
The guttering was replaced with white half-round guttering and white round downpipes, giving a neat, consistent finish and improving rainwater flow around the property.

Replacement Cladding to Upper Elevations

The original wooden cladding on the upper elevations at both the front and rear of the property was removed. This was replaced with 100mm shiplap cladding, selected to match the neighbouring property and maintain a uniform appearance.
Replacing the timber cladding removed the need for ongoing painting and upkeep, while giving the property a cleaner, more modern look.

Site Setup and Completion
All work was completed using SM Roofline’s own access equipment. The property was left clean and tidy once the installation was finished, and all waste materials were removed from site.

This project is a good example of combined flat roofing, roofline work, fascia, soffit and guttering, and cladding carried out as one complete installation.
